Building What Is Possible.
Potential Exists Everywhere.

Throughout my career, the same question kept emerging.
Whether I was looking at undeveloped land, a vacant building, a struggling community, or the people around me, the question was always the same:
What is this capable of becoming?
The projects changed. The lesson remained.
The philosophy did not emerge after the work was finished. It emerged through it — through decades of development, construction, and asset management, watching things become what they were capable of becoming. The same principles that governed a building governed everything else.

Partnership With Urbana Systems
I serve as Chief Real Estate Development Officer, leading the adaptive reuse of vacant and underutilized commercial real estate.
A national real estate team has been assembled, with opportunities identified across multiple U.S. markets. The execution infrastructure is in place.
Together, we transform underutilized buildings into places where people can live, work, learn, connect, and build better futures.
Buildings matter.
What they make possible matters more.
Life's Journey for the Curious and Ambitious
Ten principles that have emerged from decades of building, learning, and watching things become what they were capable of becoming.
Curiosity Opens the Door
Everything worth knowing begins with a question asked sincerely.
Growth Requires Discomfort
Comfort is the enemy of becoming.
Character Compounds
Small decisions, repeated over time, define who we are.
Relationships Matter Most
What we build together outlasts what we build alone.
Perspective Changes Everything
The same fact looks different from a different angle.
Potential Exists Everywhere
Potential exists everywhere. The question is whether we will recognize it.
Simplicity Creates Clarity
Complexity is easy. Simplicity requires discipline.
Responsibility Creates Freedom
Owning the outcome is the only way to shape it.
Gratitude Changes the Experience
What we notice we appreciate, and what we appreciate transforms.
Possibility Is Always Present
No moment is too late and no situation is beyond reach.

I did not set out to build a philosophy. I set out to build buildings — and over time, the buildings taught me something about what building actually is.
Everything I believe about development came from watching things become what they were capable of becoming. Sometimes those things were structures. Sometimes they were communities. Sometimes they were people — including me.
Recently, life brought me back to California's Central Coast — back to family, back to the landscape that shaped me, back to the role of grandfather, which has taught me lessons no project ever could.
The lessons never changed. Only the places I began to see them.
— Larry Greene
Thinking in public about what comes next.
Some places make us feel welcome. Others never quite do. It isn't always the place that makes the difference — it's the people.
Ownership Changes Everything
The greatest benefits of homeownership have very little to do with money — ownership is not about possessing more, it's about becoming more.
The Power of Second Chances
A vacant building in Salinas taught a lesson that took years to fully understand — potential does not disappear simply because it goes unused.
The Buildings We Leave Behind
When development creates belonging instead of displacement — the future doesn't always arrive through something brand new.

A Lifetime of Building
For more than four decades, Larry Greene has worked across development, construction, asset management, property operations, and business leadership. The projects have ranged from single assets to large portfolios, from ground-up development to adaptive reuse, from housing and mixed-use communities to commercial and industrial properties.
The work has spanned multiple market cycles, economic environments, and disciplines. While the projects themselves differ, the underlying focus has remained consistent: identifying potential, assembling the right people, and helping ideas become reality.
